Position Title: Janitor
Location: Seattle Washington
Position Summary:
Works under the supervision of the On-site Site Supervisor 95% standards of assigned tasks for all facility receiving these services, are without customer complaint for the month. Must be able to utilize cleaning products, chemicals, vacuums, mops, wringers, dust tools, and floor machines.
Essential Duties & Responsibilities:
- The employee will follow all rules and regulations relative to entering and leaving the building.
- Must be physically able to do their assigned work and shall be free of communicable diseases.
- Contractor employees shall not disturb papers on desks, open desk drawers, or cabinets, or use telephones, copy machines, or other equipment provided for official Government use.
- Will report fires, hazardous conditions, and items in need of repair, such as dead lights, leaking faucets, toilet stoppage, etc.
- Specified rooms will be locked after cleaning and keys will be returned to COR.
- All personal articles found by contractor employees shall be given to the COR.
- Follow established procedure methods for handling and mixing chemicals.
- Dust all desks, chairs, stands, bookcases, consoles, lockers, closet shelves, radiators, windowsills, doorsills, banisters, costumers, consoles, and wall mounted appurtenances, and other related equipment shall be dusted. Dust, lint and dry soil shall be removed with a dust cloth or feather duster from wood furniture.
- REMOVE ALL TRASH RECEPTACLES AND REPLACE LINERS: All waste containers shall be empties and plastic liners replaced if soiled, inside and outside, utilizing a spray disinfectant and shall be free of odors. The bags will be tied and placed in the dumpster provided by each building. Dumpster lid is to be closed at all times. All trashcans shall have plastic liners, which will be replaced as necessary. Ash tray containers shall also be cleaned.
- WASH WASTEBASKETS: Wastebaskets shall be washed (when needed), dried, and returned to their original location.
- DUST ALL FURNITURE: All desks, chairs, stands, bookcases, consoles, and other related equipment shall be dusted. Dust, lint, and dry soil shall be removed with a dust cloth or feather duster from wood furniture (so as not to mar or scratch it) and a brush or vacuum cleaner shall be used for fabric furniture. Equipment such as computers, radios, and electronic equipment, sitting or stored on shelves and tables, is not to be dusted, moved or handled.
- WASH FURNITURE TO REMOVE SCUFF MARKS AND STAINS: Desks, chairs, stands, bookcases, chalkboards, consoles, and related type equipment shall be cleaned with soap and water or commercial cleaner to remove all scuff marks and stains (which can be removed without requiring refinishing).
- DUST LEDGES, COUNTERS AND OTHER FLAT SURFACES: All dust, lint, and dry soil shall be removed from ledges, counters, and other flat surfaces (including corners and vents) such as moldings, window ledges, frames, shop tables and shelves that are within reach or up to seven feet above the floor. This does not include the operating equipment.
- SPOT CLEAN: Smudges, fingerprints, marks, streaks, etc. shall be removed from washable surfaces of walls, partitions, doors, fixtures, light fixtures, elevator doors, and panels. Germicidal detergent shall be used in restrooms, locker rooms, break areas, and drinking fountains. Doors, hardware, handrails, etc. shall be polished with a polishing compound. After spot cleaning, surfaces shall have a uniform appearance and be free of streaks, spots and other evidence of removed soil.
- CLEAN AND SERVICE RESTROOMS:
- Clean toilets, toilet seats, urinals, wash basins, and related or associated fixtures, using an appropriate commercial cleaner to remove dirt, stains and scuff marks. A commercial disinfectant shall be used after cleaning of fixtures. Toilets will be deodorized using solid chemical cubes or a commercial deodorizer acceptable to the facility manager.
- The restroom floors shall be wet mopped, or damp mopped using a solution containing a mild disinfectant, which does not leave a strong, lasting odor. Floors shall have a uniform appearance, with no streaks, swirls, residue, evidence of soil, stains, film, or standing water.
- Wash all restroom walls and doors using a nonabrasive cleaner. Surfaces shall have a clean, uniform appearance, free of spots, streaks, and other evidence of removed soil.
- Clean and fill all restroom dispensers. Restroom supplies shall include, but are not limited to, paper towels, toilet tissue, and soap. The contractor shall stock restrooms with sufficient supplies to ensure that the supplies will last until the next scheduled service.
- Mirrors shall be cleaned with a liquid cleaner, wiped dry and polished until free of smudges and streaks.
- Shower stall rooms and locker/dressing rooms shall be considered part of the restrooms and cleaned under the same guidelines as restrooms.
- FLOOR MAINTENANCE.
- Wet, machine, or damp mop hard floors. All areas not having carpet (including floor, hallways, stairways, and elevators) or not specified elsewhere as having a special flooring, shall receive regular floor maintenance. Floor maintenance includes sweeping, dust mopping, damp mopping, dry buffing, spray buffing, stripping, and waxing as required, to achieve a uniform glossy appearance and be free of scuff marks, heel marks, streaks, detergent residue, and other stains or discoloring. All floor maintenance solutions shall be removed from baseboards, walls, furniture, trash receptacles, etc.
- Chairs, desks, trash receptacles, and easily moveable items shall be tilted or moved to perform floor maintenance underneath. All moved items shall be returned to their proper position when all operations have been completed. Wet floors shall be identified with appropriate signs for employee safety. Wood floors shall not be mopped.
- Stripping, sealing and re-waxing floors. Stripping to remove all built up wax/finish embedded to all non-carpeted floors. Sealing by applying an approved floor sealer prior to applying floor wax/finish per industry standards. Waxing/finishing by applying by applying three-coats of an approved non-slip gloss finish to hard surfaced floors such as vinyl, rubber, linoleum, or tile. Application shall be by manual or mechanized methods. This includes buffing the finish.
- VACUUM CARPET: After being vacuumed, the carpet shall be free of visible dust, litter, lint, paper, and soil. The contractor is responsible for spot cleaning of carpet areas, as necessary, to assure uniform appearance of the carpeted area. Spots shall be removed as soon as noticed. Only those methods recommended by manufacturer's maintenance instructions and current stain removal charts shall be used. All tears, burns, unraveling, and other carpet damage shall be brought to the attention of the facility manager.
- SHAMPOO CARPET: All carpets shall be shampooed yearly with a commercially approved solution and shall be free of soil, stains, and spots after being shampooed. Scheduling of shampooing will be coordinated with the facility manager. Prior to shampooing, the carpets and rugs shall be vacuumed free of all loose soil and debris. Shampooing shall be done by the water extraction method.
- DAMP MOP ALL STAINS AND SPILLS. SPOT CLEANING LOBBY AREAS AND REMOVING ANY STANDING WATER.
- INTERIOR WINDOW CLEANING: Includes all interior glass surfaces, relights, cubicle glass and glass doors, mirrors, and adjacent trim. Glass will be thoroughly cleaned yearly, to keep it free of finger prints, smudges, streaks, and smears. The contractor will use ladders when necessary. Glass windows shall be washed using such instruments as to assure the cleaning is thorough. Windows shall be free of all traces of film, dirt, smudges, water deposits, and other foreign matter. Dust and foreign matter shall be removed from the frames, casings, sills, and glass.
- VENETIAN BLINDS: All venetian blinds will be cleaned on an annual basis to remove laden airborne dirt, dust, soil, lint, smudges, smears, or other foreign material. Laden airborne matter shall be removed by either feather duster or mechanical or manual means.
- SPOT CLEAN SHADES: Shades shall be damp wiped to remove soil and dust, using a commercially approved cleaner. Shades shall be free of streaks and smudges.
- CLAN, DISINFECT, AND POLISH ALL DRINKING FOUNTAINS. Remove all dirt, soil, stain s, liquids, trash, refuse, and other foreign material from all drinking fountains and wash stations. Disinfect or neutralize material containing or supporting growth of bacterial/viral organisms capable of causing infection in humans if untreated. Metal cleaning/polishing to remove dirt, soil, fingerprints, smudges, water marks and other foreign material from metal surfaces and fixtures.
- CLEAN ENTRANCES. Clean entrance mats, sweep outside entrances and steps leading to each building. Each time floors are swept/dust-mopped or vacuumed, walk-o0ff mats in that area, outside entrances, and steps leading to the building shall also be cleaned. Mats shall be returned to their original locations after such cleaning.
- CLEAN COUNTERS, SINKS, AND OTHER FIXTURES: A commercial solution shall be used to remove streaks, stains, smudges, food residue, and other obvious soils.
- UNSCHEDULED CLEANING. The contractor shall respond to service call requests for cleaning within 1 hour during regular working hours. Service call tasks include but are not limited to such items as cleanup of overflowed restroom fixtures, cleanup of spills, cleaning muddy or wet entrances, and cleanup of broken glass.
- GUANO CLEANING. Clean the interior perimeters of Hangers 32 and 33 including all fire lanes to remove guano droppings on a weekly basis. Sweeper or scrubber shall be included to accomplish task. In areas not accessible by the sweeper or scrubber, a vacuum cleaner with HEPA filter shall be used. Wet down areas to be cleaned and use protective mask and gloves during process. Walkways in both buildings, tops of walk-in freezers/refrigerators and roof of the bone museum (in Hanger 32) shall be cleaned quarterly. Floors and handrails shall be vacuumed using a vacuum with HEPA filter. Handrails shall be cleaned using spray solution to remove any guano residue.

Minimum Qualifications:
- Must have 3 months of general experience of progressively responsible housekeeping/sanitation or other work that applies particular knowledge and skills to perform the position.
- High School diploma or equivalent.
Preferred Qualifications:
- Knowledge of janitorial methods, practices, materials, tools, occupational hazards and safety precautions of the janitorial work.
Core Competencies:
- Ability to follow written and oral instructions.
- Demonstrates good customer relationship skills.
Physical Demands:
- Must be able to lift up to 50 pounds. For extended period of time may be required to stand or walk; push or pull heavy equipment. Considerable reaching, stooping, kneeling and crouching as required
